From Pune to Dubai: A Calm, Contemporary Residential Tower
A mid-rise residential development with 107 apartments designed by Atelier NOUA in Dubai. The tower rises from an active podium and is shaped by soft curves and continuous balcony ribbons.
The brief was simple: create livable homes with abundant light, shade, privacy, and generous outdoor space. The project is currently about ninety percent complete.
Design story
This project carries NOUA’s sensibility from Pune to Dubai. The architectural intent is quiet confidence: calm, sculptural massing over spectacle.
Curved corners soften the building and balcony bands introduce a gentle movement across the facade. At dusk, a warm interior glow reveals the depth of edges and gives the tower a welcoming character.
Form and facade
Continuous balcony lines wrap each level to express horizontality and rhythm.
Rounded slab edges and neat soffits create a soft, marine aesthetic.
Transparent balustrades keep the facade light and preserve long views.
The silhouette is timeless and reads clearly from street to skyline.

Linear, efficient floor plates allow flexible apartment layouts.
Every home opens to a private balcony that extends daily life outdoors.
Stacked services and a clear grid improve execution quality and keep interiors uncluttered.
Secure entry, intuitive circulation, and a warm lobby sequence support a premium resident experience.
Climate-responsive thinking
Deep balconies as shade Projected slabs reduce direct solar gain and create usable outdoor rooms through most of the day.

A north-south emphasis limits harsh western exposure and welcomes softer daylight.
Natural cross-ventilation Paired openings and linear planning encourage airflow and reduce cooling loads.
Light materials Pale soffits and edges reflect heat and keep terraces cooler to the touch.
The podium and the street The tower sits on an active podium that engages the neighborhood with clear shopfronts, shaded entries, and a warm lobby. Horizontal screens ground the composition and form a calm base for the lighter residential levels above.
